HIP Packs no longer required
Homes marketed for sale on or after 21 May 2010 will no longer require a Home Information Pack (HIP).
The Energy Performance Certificate (EPC) will be retained. Sellers will still be required to commission, but won't need to have received an EPC before marketing their property.
If you are selling your property you will probably welcome the news that HIPS have been suspended with immediate effect, so agents can get on with marketing your house as soon as you want. It is a shame if you have had to put together a HIP for your sale , but have not sold yet, because the costs of the searches can be significant and will have already been incurred.
But good news for sellers is not good news for buyers. You will still need the searches and other information that used to be included in the HIP so with no HIP you will have to pay for these yourself, and that is likely to cost about £200 -£350 depending on the property
Of course, if we commission the searches for a Buyer, we know which searches need to be done, can highlight to the authorities any particular issues that need to be considered and most important, can make sure that the searches are up to date
